The Wahed Real Estate Fund is a professionally managed investment vehicle that provides diversified exposure to U.S. residential real estate. Instead of investing in a single property, investors in the Fund will have the opportunity to gain exposure to a portfolio of properties through one investment.
The Fund is designed to offer a passive way to participate in real estate while benefiting from diversification, centralized management and structured liquidity, all within a Shariah-compliant framework.
The Fund is structured as a Regulation A investment vehicle that acquires and manages multiple residential properties within one structure, with investors owning shares in the Fund itself.
The Fund is managed by Wahed, which is responsible for sourcing properties, overseeing operations, managing administration and ensuring ongoing compliance with regulatory and Shariah requirements.
At present, the fund is open to:
- US residents, including citizens and permanent residents
- Individuals aged 18 or above
Both accredited and non-accredited investors can participate under SEC Regulation A (Reg A), subject to investment limits for non-accredited investors. The simple onboarding process can be completed in minutes through the Wahed app.
The Wahed Real Estate Fund aims to generate returns in two ways.
1) Rental income
The Fund collects rent from a diversified pool of residential properties and distributes available income to investors on a quarterly basis. These distributions reflect the net rental income after property‑level and Fund‑level expenses.
2) Property appreciation
As property values change over time, this is reflected in the Fund’s Net Asset Value (NAV). Any appreciation contributes to the Fund’s overall return and may be realized when investors redeem their interests, subject to the Fund’s redemption terms.
The minimum investment is $100.
The fund is structured in accordance with Islamic finance principles through its zero-debt model. All property acquisitions are 100% equity-financed, with no riba-based financing. Returns are generated solely from permissible sources: rental income from residential tenants and property appreciation. An independent Shariah advisory board provides ongoing review and oversight.
