Expected Rental Yield (Net %)
This represents your annual rental return as a percentage after all property related costs. We aim to deliver > 5% net yield for the properties we target at Wahed Real Estate so we’re using a realistic 4% to 7% range.
Capital Appreciation (%)
This is the expected yearly change in your property’s market value. Actual performance can vary based on local market conditions and wider economic trends, and any increase in value is only realised after the final liquidation of the property.
Over the past five years, US property prices have grown at an average of around 8.2% annually (FHFA House Price Index®*).
For this calculator, we’ve used a 3% to 8% range to illustrate both conservative and optimistic growth scenarios.

Investment Period
Select 3, 5 or 7 years for your calculation. This calculator helps you project potential returns over different timeframes. Property investment typically performs better over longer periods, giving you more time to earn rental income and benefit from potential property value appreciation.
Our typical holding period is around 5 years but some properties come with a 3 year term. In some cases, the holding period can extend up to 7 years depending on market conditions and exit timing.

Total Projected Value
This is your estimated total investment value at the end of your chosen holding period. It includes both the cumulative rent earned and the increase in the property’s value from appreciation.
Total Return (%)
This figure shows your overall gain during the full period, combining both rental income and property appreciation. It gives you a complete view of how much your investment could have grown by the end of your selected timeframe.
Average Annual Return (%)
This represents your average yearly growth rate over the investment period. It helps you understand the annual performance of your investment.
Annual Rent ($/yr)
This shows the estimated amount of rental income you could earn each year based on your investment and expected yield.
Total Rental Income ($)
This is your total potential rent earned over the entire holding period - the cumulative rental income your investment could generate.
Property Value Appreciation ($)
This represents the total potential increase in the property’s value over the investment period. It shows how much of your overall return could come from capital growth.
