Returns are one of the most important reasons why people invest. And rightly so.

Many of our investors want to understand what they could potentially earn when they invest in real estate. That’s why we’ve created a simple and interactive investment calculator to help you visualise your potential returns over time.

How to use the calculator

Step 1: Set your investment amount

Use the slider or enter the amount manually in the white box. This is how much you’re planning to invest in the deal (e.g., £5,000).

Step 2: Choose the expected rental yield

Adjust the slider to reflect the expected annual yield. If you’re not sure about what to add here, you can get the exact percentage from the property deal page in the app. You can tweak this to see different outcomes.

Step 3: Select the investment period

Tap on one of the available timeframes: 3 years, 5 years or 10 years. This helps you visualize how a property might perform over different holding periods. Our properties typically have a holding period of around 5 years. If you’re trying to understand what your investment with Wahed Real Estate might look like, we recommend selecting the 5 year option.

How to interpret the results

Once you’ve entered the inputs, the right-hand side of the calculator will generate a real-time graph and key numbers.

Annual Rental Income
This shows the potential rental income you will receive each year based on the yield you selected and your investment amount.

Total Return
This includes projected rental income and capital appreciation over your selected investment period, based on an assumed capital appreciation of 2.7% per year.

Graph

You’ll see a visual chart showing:

  • A solid teal line representing your expected return based on your inputs.this shows the projected return combining both rental income and capital appreciation over your selected time frame.
  • A shaded grey area representing a potential range of returns, helping you visualise both conservative and optimistic performance scenarios for Wahed Real Estate. This range is not tied to your specific calculator inputs. Instead, it’s based on our historical data, with net yields across previous deals ranging between 4.95% and 6.06%. For illustration, we use a simplified 4% to 7% net yield band. These return projections also factor in an assumed capital appreciation of 2.7% per year.
  • A red dashed line that tracks inflation for comparison to visualise what happens to your money if it’s left uninvested
