Net Rental Yield
Net yield is your rental return as a percentage after deducting all property related costs. We aim to deliver > 5% net yield for the properties we target at Wahed Real Estate so we’re using a realistic 4% to 7% range. Historically our properties earned between 4.95% to 6.06%.
Investment Period
Select 3, 5 or 10 years for your calculation. This calculator helps you project potential returns over different timeframes. Property investment typically performs better over longer periods, giving you more time to earn rental income and benefit from potential property value appreciation. The typical holding period of our properties is around 5 years.
Capital Appreciation
We use 2.7% as the average yearly increase in property value, based on the UK's 10-year rolling average house price growth from 2014-2024*. As this is based on historical data, the actual appreciation can vary.

Inflation Rate
We are using the Bank of England’s target rate of 2% in our calculations. With inflation, your money loses purchasing power over time when left uninvested.
