Investing in real estate with Wahed is simple, accessible and fully digital.

This guide will walk you through how to make your first investment on the platform, from browsing live deals to completing your payment and receiving confirmation.

Step-by-step process of how to make your first investment

Step 1: Tap ‘Private Real Estate’ from your dashboard

Once you open the app, scroll to the main dashboard and tap on the ‘Private Real Estate’ tile. This is where you’ll find all live and past property deals.

Step 2: Browse the available properties

You’ll usually see one to two live deals available at a time. Tap on the deal to open the investment page, where you’ll find detailed information about:

  • The rental income and occupancy
  • Return profile
  • Location and the connectivity
  • Funding timeline
  • Risks and mitigation strategy
  • Transaction cost and fee breakdown

You should carefully review this information to help you make an informed decision. Don’t forget to explore the other tabs such as:

  • Documents: Here you can find the Financial Summary, One-pager and the Investment Memo
  • Investment Terms: Outline of the key information and numbers

Step 3: Tap ‘Invest’ and enter your amount

Once you’re ready to proceed, tap ‘Invest’.

You’ll be asked to enter how much you’d like to invest. The minimum is £500, but you can invest more depending on your budget and investment goals - £1,000, £5,000, or even higher.

Step 4: Choose your payment method

Once you confirm the amount, you’ll be taken to the Payment Method screen. You’ll see Bank Transfer as the available method. Select it to proceed.

Step 5: Link your bank account securely

You’ll be guided through a secure process to link your bank account. This is handled by our trusted third-party provider, Plaid. Your login credentials are never shared with us, and your information is encrypted and securely transmitted.

  • Choose your bank from the list
  • Log in with your credentials
  • Select the account you'd like to use for payment

Once linked successfully, you’ll return to the app.

Step 6: Review and confirm your investment

Once your payment method is linked, you’ll see a final review screen showing:

  • The selected deal
  • Your investment amount
  • Your payment method

Tick the boxes to agree to the platform and payment provider terms, then tap ‘confirm’ to complete your investment.

What happens after you invest

Once you’ve submitted your investment, here’s what to expect:

You’ll receive an acknowledgment: Shortly after you make your investment, we’ll acknowledge it via email.

In most cases, no further action is required: Once your payment clears and the property is acquired, your share in the property is allocated and you’ll receive your share certificate, future updates, rental payouts and reporting via email.

In some cases, additional verification is required: Sometimes, further due diligence may be required before confirming your investment. If this happens, our team will reach out to you with a request for additional documents such as proof of funds or source of wealth and guide you through the entire process.

Investing in start-up limited companies carries certain risks which can include (but is not limited to) illiquidity; a potential lack of dividends; loss of the entire Investment and dilution, and it is your responsibility to satisfy yourself that this risk is acceptable to you. The asset owned by the SPV you hold shares in is a property that receives rent, this will be paid to you and the other shareholders of the SPV in the form of dividends, net of any fees, costs and expenses payable. In the event that the property does not produce rent or the amount of rent received is less than the amount of fees, expenses and costs payable, no dividends will be paid. As such, there is a risk that you will not see a return on your investment. Making an investment should be done only as part of a diversified portfolio. This means that you should invest in relatively small amounts into multiple assets / SPV’s rather than one or two. Further, you may only want to invest a small proportion of your investable capital in any start-up business / SPV and other money invested in safer, more liquid assets. Past performance should not be used as a reliability indicator as future potential is unknown and is independent of past performance.
