Many of our properties are already tenanted or come with a one-year rental income guarantee, so income usually begins soon after acquisition.

When does rental income start?

Rental income begins after the property you invested in has been:

  • Fully acquired (i.e. the raise has closed and legal transfer completed), and
  • Tenanted, meaning it has an active rental agreement in place.

Most of our properties are either already tenanted or come with a one-year rental income guarantee, helping you begin earning shortly after acquisition.

How is rental income calculated?

Your share of rental income is calculated after property related expenses are deducted from gross rent collected.

These deductions typically include:

  • Service charges (for leasehold properties)
  • Property management fees (~6-10% of monthly rent)
  • Maintenance reserve (~3-5% of monthly rent)
  • And more (please read through the investment memo for any given deal to see full list of costs)

After these expenses, the net rental income is distributed in proportion to your investment amount in the property.

How and when will I receive it?

We process and disburse rental income every quarter, on the 15th of the following month (e.g. for Q1 of 2025, these were paid out on 15th of April, 2025). These are sent directly to the same bank account you used when making your investment.

There’s no need to withdraw funds manually. Once processed, the income is transferred automatically to your bank account. 

You’ll receive this income for as long as the property is tenanted and your investment is active.

Your rental income is potentially credited directly to your bank account every quarter for as long as the property is tenanted and your investment is active.

At the end of the investment term, the property is sold and your share of the final sale proceeds is distributed after the transaction related costs and fees. This is separate from the rental income and is based on your ownership in the SPV. Once that’s done, the investment is fully closed.
