What’s on our mandate?

  • Rental Yield: We target properties with a potential net rental yield greater than 5%. A higher yield means more rental returns for our investors. You can find all the specific details for each property in the offering circular.
  • Location: We focus on areas with strong population and job growth, county solvency, and low unemployment rates to ensure long-term demand and market sustainability.
  • Property Type: We exclusively source single-family homes with up to 4 dwelling units.
  • Condition: We prioritize newer properties (built after 1990) to minimize repairs and major renovations.

Besides initial screening, we also perform a preliminary financial assessment at this stage. We verify the potential rental yield to make sure it can deliver strong dividends and assess whether the property is being offered at a discount to its market value. If a property passes this high-level screening, we move on to a more detailed analysis.

Stage 2: In-depth Property Analysis

We shortlist properties that meet our requirements during the initial screening and go over them with a fine-tooth comb. We’re talking about both a detailed qualitative and quantitative analysis using our Wahed financial model. It analyzes things like: 

  • Rental income projections: How much can we expect tenants to pay based on comparable properties in the same ZIP code and neighborhood?
  • Property appreciation potential: How much might the property be worth in the future, considering local demand, job growth, and development activity?
  • Projected costs: What are the anticipated expenses to maintain and manage the property?

The qualitative review aims to go beyond the numbers and we analyze the following:

  • The size of the property and the price per square foot
  • The location and proximity to schools, transport links and major employers
  • Neighborhood safety, assessed through crime scores
  • Broader environmental and climate-related risk factors that could affect long-term value

All this information is then compiled and graded using our playbook, which factors in price, size, condition, location and overall risk profile.

Only properties that achieve a high enough grade make it to the next stage.

Stage 3: Investment Committee Review

The next step is presenting the property to our Investment Committee.

This committee is made up of experts in real estate investing who review all the data from our in-depth analysis. Their job is to ultimately decide whether the property is a viable investment opportunity for our investors and if it is in line with Wahed’s investment goals and Shariah standards.

They look at things like expected rental yield, neighborhood growth, local demand and how the property fits within our overall strategy.

If the property is approved, we move forward to the next stage. If not, we go back to the drawing board and continue searching for the right fit.

Stage 4: Securing the Property and SEC Approval

Once a property is approved by the Investment Committee, our next step is to secure it under contract with the help of a licensed realtor.

This step reserves the property exclusively for Wahed while we complete the remaining steps. It’s not yet purchased, but it’s taken off the open market.

Next, we prepare and submit the property to the U.S. Securities and Exchange Commission (SEC) for review and qualification under Regulation A, Tier 2. This process usually takes one to two weeks and includes full disclosure of the property’s details, inspection results, valuation and estimated financial performance over the next two years.

The SEC review is an essential part of making the opportunity available to our investors. It verifies that everything is structured and disclosed properly before the property can be offered on our platform. It also ensures we are compliant with the relevant regulatory expectations. It is important to note that the SEC qualification is not an endorsement of the offering or Wahed. 

Once the SEC qualification is received, Wahed uses its own capital to complete the purchase through the Series LLC structure.At this point, the property becomes fully owned, debt-free and ready to be listed for investment on the Wahed app.

Stage 5: Making the Deal Ready for the Platform

Once the property purchase is finalized and we receive clearance from our legal and compliance teams, it’s time to get the property ready for investors.

First, we appoint an experienced property manager who will oversee day-to-day operations such as tenant management, rent collection and coordinating any required maintenance or repairs.

Next, our team creates a dedicated deal page inside the Wahed Real Estate app. This page includes details of the property, neighborhood, key highlights and the disbursement schedule.

Alongside this, we prepare an Investment Memo. It’s a detailed document that outlines the property’s amenities, financials, costs & fees and legal structure. It’s there to help investors understand exactly what they’re investing in.

Once these materials are complete, the property is ready to launch on our platform.

Our properties often attract strong demand and can be fully funded within hours, so timing matters. Once you invest, your funds are securely allocated to that property’s Series LLC, giving you direct ownership in the underlying asset.

Stage 7: After the Property is Funded

Once a property is fully funded, we move quickly to complete all final documentation and investor onboarding for that Series LLC. Our team issues and countersigns the subscription agreements, confirming your investment amount and formal share allocation. Once complete, you’ll receive a digital share certificate showing your ownership in that Series.

From this point on, the property manager takes care of everything. With your property manager taking care of everything, you can chill out, knowing rent collection and repairs are handled. Our goal throughout the investment is to keep the property occupied and the rental income steady.

Each quarter, we will distribute your share of the net rental income (subject to market conditions) straight to your bank account. The amount you receive is directly tied to how much share you own - so, investing more could mean a bigger share of the rental income for you!

Stage 8: Fast Forward – Selling the Property

After the targeted holding period (usually around five years) we take the property off the rental market and prepare it for sale.

Our real-estate and asset-management teams review market conditions to identify the right time to sell, aiming to maximize potential returns for investors.

Once the property is sold, the proceeds are first used to settle any closing costs and final accounting items. The remaining amount, if any, is then distributed to investors of that Series LLC, in proportion to each investor’s ownership share.

This final payout marks the completion of your investment journey for that property - the return of your initial capital plus any potential profits from appreciation.
