1. The Investment Memo (IM)

The Investment Memo is your most important reference. It provides all the factual details about the property, structure and key costs.

Executive Summary

This section provides a concise overview of the investment opportunity - where it’s located, what type of home it is, the purchase price, lease details and the planned holding period. This section helps you quickly assess if the deal meets your basic criteria. 

Property Overview

Here you'll find more information about the property's physical characteristics, condition and features. It helps you visualize the asset and understand the kind of property your investment is tied to.

Market Overview

Here you’ll find a factual summary of the local rental market and why the property was selected. It may include details on neighborhood growth, nearby developments, average rent levels and factors supporting demand such as schools, employment and transport links. This information gives context on the property’s long-term stability and appeal.

Costs and Fees Breakdown

This section lists a full breakdown of how the property’s total cost is allocated. This typically includes the purchase price, setup and legal costs, sourcing fee, operating reserves and Wahed’s annual platform fee. Reviewing this table helps you see exactly how your funds are used.

2. The SEC Offering Circular

Each Series is filed with the U.S. Securities and Exchange Commission (SEC) under Regulation A. This document provides legal, financial and risk information about the company and each property Series.
